The rent of a place can be categorized into ‘Kaltmiete’ and ‘Warmmiete’.
Kaltmiete: This is rent excluding utility costs (Nebenkosten), such as heating, electricity and water.
Warmmiete: Kaltmiete + Nebenkosten. The utility costs are included in the rent and students will not need to fork out additional money at the end of every month.
When signing the rental contract, a deposit of up to 3 months rent may be requested.
In Germany, it is common practice to separate your garbage, so be sure to practice this. The common categories are plastic, paper, organic waste and residual waste.
Always pay attention to the rules provided by your landlord. Common ones are:
- No pets
- No smoking
- No loud noise or music after 11pm
It is best to visit the rooms before making a decision to rent the place. This way, you will get to know the landlord, neighbourhood, distance from your university and also to get a feel if the space is a right fit for you.
